In the energy modeling rules under California\'s Title-24, for gut-rehab projects, the reference building is modeled using the envelope characteristics of the existing building. Is this approach acceptable for LEED for Homes?
Ruling
No - all single-family homes and low-rise buildings in LEED for Homes should be modeled as "new" for the purposes of modeling. This is true even for gut-rehab projects.
