This project is on a septic system. Consequently, the home is allowed by code to have no more than 2 bedrooms. There is a 3rd room that meets the LEED for Homes definition of a bedroom in terms of egress. Can this room be counted as a 3rd bedroom, even though local code wouldn\'t allow it to qualify as a bedroom?
Ruling
This CIR is denied. If a room cannot be counted as a bedroom because of code requirements (for example, if the number of bedrooms is restricted by code), then the room cannot be counted as a bedroom under LEED for Homes. This applies, even if the room meets egress requirements.
