We are in the process of construction an institutional building to be certified under LEED 2.1. The building is 2 levels: the main level functions as a food prep/lab/storage area. There are 16 occupants on this level. The lower level of this building is being fit out for use as a "summer camp" space and storage/mechanical space. The occupants of the lower level include 2 camp directors who remain in the building at all times. The camps are arranged in groups of 20 kids with 2 counselors. Children will use the space part time as a place for eating, storytelling, puppets etc, although all of these functions will also occur outdoors, depending on the day\'s schedule. This is primarily an outdoor camp experience: on a typical day, the campers spend one hour indoors. If it rains, they might spend more time indoors.Build out for the campers is minimal, consisting mainly of toilet rooms and one large gathering space. The space has been designed such that if the camp moves, the space could easily become offices.Due to the transient nature of this lower level space, how would occupancy be calculated for this building?
To determine the FTE of transient occupants, estimate the typical hours per week each transient type spends in the building, then multiply by the number of each occupant type. Compare that value to a full time employee based on the 40-hour work-week. Note that transients are defined as visitors to the building for less than 7 hours. For example, if each camp director is in the building 80 hours per week and there are 2 camp directors, the FTE for camp directors would be 4.80 hrs per week x 2 occupants = 160 occupant hours per week / 40 base occupant hours = 4If each child is in the building 20 hours per week and there are 20 children, the FTE for children would be 10.20 hrs per week x 20 occupants = 400 occupant hours per week / 40 base occupant hours = 10Totaled, transient occupants represent an FTE of 14.Some credits are based on total FTE, while others are based only on employee FTE. Please see the following guidance, based on credit specific CIR Rulings.SS Credit 4.2 Transient occupants should be factored into the calculations for bicycle stalls but not for the number of showers requiredSS Credit 4.3 FTE should be based upon employees onlySS Credit 4.4 FTE should be based upon employees onlyWEc3 Transient occupants should be factored into the calculations via FTE or fixture-based calculations. Applicable internationally.
