We are designing a 3 story, 18,943 SF Public Radio Station Facility for a 0.20 acre site in the Historic District of the South Side of Pittsburgh, Pennsylvania. The site is on a historic square (circa 1812) with a market house at its center. This square is in the process of being revitalized. Our project is the first of a number of projects planned that will increase the density (infill underdeveloped or vacant lots). The master plan is a result of efforts by the local non-profit developmental corporation, the city of Pittsburgh, and various other entities including PASA (Pennsylvania Association of Sustainable Agriculture).The project density works out to 93,315 SF/acre. Using the density radius and filling in the density boundary table, we come up short of the 60,000 SF/acre requirement for the project area density. Ruling

For locations that already have well-established infrastructure, it is acceptable to take into consideration future planned neighboring developments to determine the area\'s density (per requirements of CIR for SSc2 ruling dated 12/23/2002). In order to determine credit compliance in this situation, it is necessary to quantify that proposed future density, and document that the developments meet the density goals of the urban revitalization plan.
