This project is seeking compliance with the requirements specific to option 2 - community connectivity. While this project does not qualify as an urban area the site was developed in 1910 and the redevelopment project has been designed to maximize the use of existing infrastructure. The protection and preservation of the unique natural resources of the area has been ensured by focusing construction impacts on areas of existing development. Several buildings were relocated from the project area to other areas on campus for reuse.The project is able to identify at least 10 basic services within 1/2 mile as this non-profit facility is designed to be a self sufficient and full service conference area that is popular with families and large groups that often do not leave the campus during their visit.The question posed in this CIR is in reference to the residential density requirement. As mentioned this facility is self-sufficient and provides living facilities for 500 out of a total of 600 peak employees/volunteer service staff. These facilities are within 1/2 mile of the project area and meet the density requirements. We are requesting that these employee housing facilities qualify as a residential zone as outlined in the credit requirements. While the project does have different use patterns during different times of year these ratios of on-site service personnel housing use versus service personnel who commute remain consistent year-round.
The project is proposing to use a residential component of its own facility to meet the residential zone requirements of this credit. However it is unclear if the residential component is separate from or part of the project seeking certification. Per LEED NCv2.1 CIR ruling dated 4-4-2007, a project can not use its own amenities or services (including residential components) to satisfy the requirements of the credit. If the residential component is part of the project seeking certification (part of the same building or part of a complex or campus of buildings that is seeking certification), then the residential component can not be used to meet credit requirements.If the residential component is separate from the project seeking certification, then using the separate sleeping facilities to meet the residential zone requirements would be acceptable, provided that the residential component meets the credit\'s density requirements.Please note as well that the 10 basic services cannot be part of the project itself, per LEED NCv2.1 CIR ruling dated 4/4/2007.
