Inquiry

The project team is seeking clarification to the requirements for Building Shell Commissioning outlined in the Innovation in Design Credit Catalog from March 2008. The credit is found on page 14 of that document and states: Building Shell Commissioning (approved) Requirements: Commission the building envelope in addition to a "fair amount of attention paid to the shell design during the design review process".

Narrative describing commissioning process and issues found
Building shell construction checklist Our project will create a mock up of the façade and a third party will test for air tightness testing and moisture management. Revisions to the façade design will be incorporated, as necessary, based upon the results of the mock-up test. Once construction has begun and the façade is in place, the same testing agency will visit the site 3 times and test 4 areas during each visit to ensure the façade is performing as designed. The areas will be selected at random and the general contractor will not know in advance where the spot checking will take place. The agency shall report any deficiencies to the general contractor and will re-test the area to ensure corrections were made. Once the façade is complete, the agency will perform thermal imaging and report any areas where the change in temperature is greater than 1 degree Celsius. The testing will be performed in accordance with the following standards:
ASTM E 283 Standard Test Method for Determining Rate of Air Leakage Through Exterior Windows, Curtain Walls, and Doors Under Specified Pressure Differences Across the Specimen. ASTM E 330 Standard Test Method for Structural Performance of Exterior Windows, Curtain Walls, and Doors by Uniform Static Air Pressure Difference.
ASTM E 331 Standard Test Method for Water Penetration of Exterior Windows, Skylights, Doors, and Curtain Walls by Uniform Static Air Pressure Difference.
AAMA 501.1-94 Standard Test Method for Exterior Windows, Curtain Walls and Doors for Water Penetration Using Dynamic Pressure

We would like confirmation that the above mentioned procedures would merit an Innovation in Design credit or what additional testing would be required to earn a credit.

Ruling

The project team has proposed an ID credit for commissioning the building envelope. The size, scope, construction type and other details of the envelope have not been included. Please ensure that these details are included in the final submission. The approach described in the request is satisfactory for award of an ID credit, however please note that ID credits cannot be awarded via CIR. It is required that the submittal documentation meets the requirements of EAp1 - Fundamental Commissioning, as stated in the LEED NCv2.2 Reference Guide. In addition, refer to the documentation as well as the additional testing that is outlined in Credit Interpretation Request 10/3/2008. Applicable Internationally.
