[Multi-family interpretation issue] For 8.1 and 8.2, go beyond BOCA requirements. BOCA requires the following: 1206.2 Minimum glazing area: Every room or space intended for human occupancy shall have an exterior glazing area of not less than 8 percent of the floor area . . . (Battery Park City rating system suggests 30% more than this). For 8.1, we suggest 12% of the floor area OR daylighting calculations to verify a 2% daylight factor.
********************************* AMENDMENT: In November, 2003, the ruling committee overturned this Credit Ruling\'s inclusion of bathrooms as habitable space. The LEED Reference Guide indicates that support areas such as bathrooms are to be excluded. In addition, the Uniform Building Code excludes restrooms in the definition of habitable spaces (Section 209, Definitions). ********************************** The LEED Reference Guide stipulates a 2% daylight factor in "critical visual task areas," which applies to all commercial facilities, including commercial multifamily residential. Areas that would NOT be included in the calculations are those areas that are not habitable spaces and thus require infrequent lighting, such as closets, hallways, mechanical closets, laundry rooms, storage areas, elevator areas and other "low occupancy support areas." In a residential facility, critical visual task areas would be all habitable spaces such as living rooms, bathrooms, kitchens, dining areas, studios, and bedrooms. The LEED calculator should be completed using the guidelines for critical visual task areas outlined above. If your project has a minimum daylight factor of 2% for at least 75% of the eligible floor area, it will achieve this credit. Remember that if an individual room achieves at least the quantity of floor area at or above the 2% threshold, then the entire square footage of that room is added to the total for the project. See the June 2001 version of LEED 2.0 Reference Guide.. Substitution of BOCA and other codes for the current reference standard cannot be sanctioned through the Credit Interpretation Request process. If you are suggesting a prescriptive method of calculating compliance, you must demonstrate through a calculation that an equivalent level of performance is achieved. Comments made in reference to code and suggestions for changes will be noted and considered for future versions of the LEED Reference Guide. The LEED Steering Committee has ruled: "Residential multi-family does not require any modifications from the established LEED requirement. The daylight factor set by LEED is applicable to residential projects. The credit requires 75% of the area achieve this daylight factor to earn the point."
