In an effort to reduce heat islands, the parking for this residential project is an underground parking structure. A portion of the structure is located directly below the building, however, the remainder of the parking garage is below grade immediately adjacent to the building. The 51,856 s.f. portion of the garage that extends beyond the footprint of the building has a green roof at grade which is landscaped with 16" of dirt and grass. Can the green roof of the underground parking garage be included in the total roof surface for this project? The area in question is significant in size as the roof area of the remainder of the project is only 25,070 s.f. If the green roof does not qualify as roof area under Credit SS 7.2, could our efforts qualify for an Innovation in Design Credit?
Because the portion of the parking garage that extends out from the building is below grade it is considered non-roof area. As a result, it can not be counted in the calculations for SS credit 7.2. The vegetated area of this parking structure deck can be counted as open space in SS credit 5.2. Because credit is available for this approach in SS credit 5.2, it would not qualify for an Innovation in Design credit.It is apparent that you will achieve SS credit 7.1 by virtue of the underground parking.
