In the LEED Reference Guide version 2.0, Environmental Quality credit 8.2, I am having the worst time understanding the words found on page 269 where it says: "Views are required for at least 90% of all regularly occupied rooms." It says on the same page: "If the view is greater than or equal to 90% of the room area, then the square footage of the entire room is applicable to the credit." Both these sentences lead me to believe that Credit 8.2 is referring to 90% of the floor area of all occupied rooms having the view instead of 90% of the occupied room count having a view to the exterior. If the floor area is what it refers to then one of the rooms could have 60% of its floor area with a view and another 95% and so on as long as the average for all occupied rooms is 90%. Is that what the credit is striving for?
The correct interpretation of the calculation is as stated in the Reference Guide on page 269-271. Individual room areas that have views for 90% or greater or their area can count their entire area toward the total (rather than requiring a calculation for minute detail areas) Any individual room area that does not allow views from 90% of the room area would have to be calculated individually. So, for example in Figure 2. on page 269 room 11 would need to be calculated and shown in the overall tabulation as the actual sf that has view--(looks like 50% of the room area). Total the areas that have views and divided by the total room area times 100 to get the percentage of area that has a view. This must be 90% or above to earn the point. Applicable internationally.
