This project is located on a multi-building medical campus in Illinois. Typical of a campus, it is composed of numerous existing buildings, parking structures, surface lots and circulation streets. The campus is proposing to build, as separately bid projects, a new inpatient building, some additions to existing buildings, and a new multi-level parking structure. Our intent is to pursue LEED Certification for the new inpatient building, a new multi-level parking structure and new portions of site work on the campus, but not the additions to existing buildings. To satisfy this credit, we intend to address the issue with an overall strategy of reducing the quantity of stormwater through several independent underground detention areas which address stormwater for different site areas, based on Option #2-Existing Imperviousness is Greater than 50%. These areas will capture storm water in underground basins and at grade infiltration, for reuse in either irrigation or groundwater infiltration. We wish to clarify that while the separate site areas may not individually meet the stormwater requirements of this credit, as long as the overall stormwater requirements for all of the sites within the LEED Project Boundary are met collectively, the SS 6.1 point will be achieved. Please confirm.

Ruling

The approach of meeting the stormwater quantity control requirements at a campus level, as opposed to an individual building level is acceptable for the project scenario you described. Consistent with the LEED-NC Application Guide for Multiple Buildings & On-Campus Building Projects, you must be clear about whether you are satisfying the credit requirements across the entire campus or just within the LEED boundary drawn for your set of projects, as this will impact whether or not the credit is deemed to be achieved for any building on campus.Update April 15, 2011: Please note that all 2009 projects in multiple building situations must follow the 2010 Application Guide for Multiple Buildings and On-Campus Building Projects, located here: https://www.usgbc.org/ShowFile.aspx?DocumentID=7987. 2009 project teams should check this document for up to date guidance on all multiple building issues.
