We are applying for a credit interpretation regarding building re-use. In order for The French Wing to be built, an existing 100 yr-old farmhouse (the first building on the SPNHF property) had to either 1. be destroyed 2. be relocated SPNHF opted to relocate the building to preserve the heritage of the site, to increase the life cycle of the building, and to preserve the structure, thereby alleviating the need to build another structure. This was not the most economical choice, but SPNHF felt that it was important enough that they followed through on it

Ruling

No, the project has not met the intent of Credit 1.3. The Credit is aimed at reusing old buildings to accommodate the new building program for which a LEED rating is being pursued. As the new building program is not being housed in the farmhouse, the project cannot address the Building Reuse Credit. In essence the farmhouse has been removed and recycled off-site. The foundation material has also been recycled. Both these activities can be applied to the materials and resources credits for construction waste management 2.1 and 2.2. This credit is calculated by total weight and therefore your project could achieve a considerable amount for this credit. The materials that were salvaged on-site are "not considered to be salvage materials, recycled content materials or local materials credits because they are sourced from the building site and not from the materials marketplace," as stated on Page 176 of the LEED Reference Guide V 2.0.
