Inquiry

We are requesting a credit interpretation for MR 1.2 (Maintaining 100% of the existing building structure and shell). The entire site structure and shell with the exception of an 1,800 square foot section of the roof deck has been maintained. As such, it appears that we qualify for MR Credit 1.1 (maintain 75% of existing building structure and shell). However, an approximately 1,800 square foot (30 ft. x 60ft.) section of the roof deck needed to be removed (existing structural supports remain in place) due to structural issues and to make way for a new monitor and PV array. Since only the roof deck was removed and the existing structural members remain, would this qualify for the MR 1.2 credit?

Ruling

The Reference Guide clearly includes roof decks as part of the "structure and shell," so your removal of 1,800 square feet of the roof deck would prevent you from qualifying for the second point. However, if by "roof deck" you are referring to some sort of roof-top platform that is not integral to the roof of the building itself, this would not be considered "structure and shell".
