NC-v4 LTc4:Surrounding density and diverse uses

Density calculations on college campus

I was wondering how people have handled campus density calculations regarding buildable land and open "quad" space. Technically the college can plant a building right in the middle of a quad, but won't. Can these types of spaces be subtracted from buildable land totals when calculating density?

I'm including it as buildable land. But am subtracting lakes and ponds.
