NC-2009 PIf4:Schedule and Overview Documents

Occupancy before building is finished

Hi everyone! Im pretty sure this question is not rightly set in this category, but here we go...

We are working with a building that will be certified under v2009. The building is almost finished, but there are some offices that are under construction. The tenant wants to start operating the building before it is completely finished, since the offices are condensed in one specific area. Does LEED approve this kind of procedure? What credits will be affected due to ocuppying the building before it is finished? Do we have to declare this to LEED?

We really want to preserve LEED certification, and would not want to accept tenant's wish by puting in risk all our effort.

Let me know what you think.

Thanks for your time!

I have sucessfully certified phased projects before where one portion of the building is occupied before the rest are complete. If you are pursuing the IAQ management During Construction credit make sure your IAQ plan includes (and your team adheres to) Guidelines for Occupied Buildings under Construction. You will also need to pay close attention to final filtration media change dates specific to occupancy of each phase. Include phased occupancy considerations in relevant credit narratives so GBCI reviewers understand the phased nature of the project.
