CS-2009 PIf3:Occupant and Usage Data

Space Usage Calculator - Lease Type?????

What does LEED/USGBC define as net and gross lease type??  I have no prior knowledge of the difference between either lease types, and yet the space usage calculator has that column which I need to select something for the leased office spaces.

There is no definition in the USGBC Glossary that I am aware of however, generally: Gross Lease:  The tenant pays a set sum or “gross” amount for rent and the landlord pays all real estate expenses. Net Lease: A lease in which the tenant pays for utilities, and property taxes in addition to rent or insurance. The landlord pays for maintenance, repairs, and the property taxes or insurance not paid by the tenant.
