We are currently working on a project that achieves a combined density of 6515 m2/ha, however there are future development approved projects (residential and commercial) within the 400 meters radius of the project boundary. We want to know if we can include these projects on the calculations and what documentations we need to provide in order to corroborate the construction of these projects and if there is a deadline requirement of occupation after the date of the LEED project’s initial certificate of occupancy.

Hi Sofia,
I checked my resources and it's not clear if v4 will allow projects to include future development. I recommend contacting LEED coach (leedcoach@usgbc.org) for a definitive answer. Please let us know what you learn.

Correct or not, a colleague of mine has used the project end date to determine what other development projects to include in the density calculations. The ones completed at the same time she included; the ones completed after she did not include. No review comments on that.
But you are right that a similar text to the one under Diverse uses is needed for Density as well. (Or could one argue that the same should be applicable to the whole credit?)
Page 82: “to be eligible, uses that are planned but not currently operating must be occupied within one year of the date of the LEED project’s initial certificate of occupancy.”
