Selecting the HVAC system

Hi there,

I am working in a LEED project of a 12-story (2 are below ground car parks) City Hotel project with approx. 12000 sqft per floor.

I have selected Baseline HVAC system as System 2 as per ASHRAE 90.1, Table G3.1.1A, selecting the hotel as a residential building. But energy savings cannot be achieved even-though the design case has High efficient chiller system. I have checked the baseline several times to find an error but couldn't. All I want to know is that whether I have chosen the correct system type (system 2 ) or I have to change it to Non residential type.

The notes under TABLE G3.1.1A (ASHRAE 90.1 2007, assuming you're doing a LEED v2009 project) explicitly say residential include hotels, and system 1 or 2 should be chosen based on heating fuel source. Not having savings can be caused by many issues. Start by comparing energy end uses between the baseline and proposed model results and see which end use is eating up the savings.

There may be portions of the building that could be modeled as something other than a system #2 - see the exceptions to G3.1.1. They must be applied.  All things being equal you should be showing savings between a high efficiency chiller system and a system #2. Someone would have to see all the other variables to give you an idea of the impacts on savings. Any competent modeler should be able to help you figure this out. It may not be an error or it could be, very hard to say.
