Whole Building Life Cycle LEED credit

We are working on a Core & Shell project with a developer that we work with frequently. I'm looking for advice on best approaches to achieving the Whole Building Life Cycle Assessment credit- we haven't used TALLY and done this type of analysis before. What are some approaches to achieving this credit that others have found successful? I think our options are 1/ hiring a consultant to do the assessment or 2/ learning Tally or another tool and doing the analysis ourselves. Are there other options? We do have a sustainability / LEED consultant on board.

I won't try to pitch one tool or another, but I should advise you that LEED v4.1 has some important credit changes that make it both easier to apply for the credit and to achieve a larger number of potential points. Fortunately the USGBC is allowing a credit by credit substitution with LEED v4 during the v4.1 beta period. We are holding a webinar to mark the release of our v4.1 LCA guide on the 22nd. We’ve been using the Athena Impact Estimator tool, but are currently going back and forth with reviewers because LI #100001982 asks for the system boundary to include several categories not actually evaluated by Athena’s A-C Cradle to Grave analysis (B1 Product in Use, B2 Maintenance, B3 Repair, B5 Refurbishment, C3 Waste Processing). Has anyone else encountered this? While the Athena tool is recommended here doesn’t seem to be published guidance on how to supplement the Athena analysis to cover all these bases. From:
