NC-v4 LTc2:Sensitive land protection

LT CREDIT: SENSITIVE LAND PROTECTION -Developed land within <100 ft from waterbodies

Hello, do these 2 rules:

Water bodies. Areas on or within 100 feet (30 meters) of a water body, except for minor improvements.

Wetlands. Areas on or within 50 feet (15 meters) of a wetland, except for minor improvements.

 

apply for developed land as well? or just undeveloped land?

The wording on this one is tricky. They are discouraging developing previously undeveloped land ("greenfield" sites); however, if your project is on a "greenfield" site, then it must meet these 2 (and the others) in the list under OPTION 2 to earn points.

Does undeveloped land means -only- greenfield?.....I found a definition stated that undeveloped land is the Land which is or was occupied by a permanent structure, including the curtilage of the developed land (although it should not be assumed that the whole of the curtilage should be developed) and any associated fixed surface infrastructur. please clarify

If the land was formerly occupied by a permanent structure, this means that it was previously developed. In the case where there is a site that had a pervious development on it but also had parts of it which were greenfield, I would simply count the whole site as previously developed. The goal is to not develop greenfields to begin with, so, this approach benefits your project, as per the case above.
