Premium for LEED Platinum & Net Zero??

Happy Monday all!

i am looking for ROM on cost premium for LEEDv4 to go from Gold to Platinum and from Gold to Net Zero, anyone have any stats?  just looking for % premium.  Our projects show around 1% to get to Gold but not sure what it looks like above that.  Thank you!

Hi Norma, Have you looked at LEED 4.1? With selective credit replacement, you might well be able to get to platinum with minimal added effort from v4 Gold. We're working on a more detailed outline of where the opportunities are. There are four new easy materials points for starters. What else are people seeing ?

All Those who know me will expect this response. I don’t think it is possible or wise to attach a percent cost add for LEED levels. Studies show that the added cost for green depends heavily on specific project circumstances, so that there is no one answer that fits all projects. What points do you intend to add to get to Platinum? And what points did you achieve to get to Gold? If you know those answers, you can start to estimate the delta. i agree, it's tough to put a % to it because it does vary wildly depending on strategy...when i am forced to give a %, i like to give a range.  i was able to dig up some information that i used to somewhat satisfy my team member that needed it for a response to an owner...thanks!

that is a very good point, and one worth considering...thanks for the suggestion.

(at the risk of starting another flurry, can you share what information you found?).  I'm always getting similar requests and I would love to have additional ammunition if possible.

sure!  Basically i concluded: Platinum = energy efficiency ~1-12%; Net-zero = 5-19%, which i know is a huge range but again, it matters what strategies you pursue. hope you find it helpful. https://media.alpinme.com/pws/LEED-Costs-Benefits-ROI1.pdf  According to the WorldGBC's 2013 green building report, actual reported green premiums range between 0% and 12.5%, with the majority ranging between 0% and 4%. Higher levels of certification (e.g. LEED Silver/Gold) range from 0% to 10% and the highest levels (such as LEED Platinum) from 2% to 12.5%(₈)   (₈)World Green Building Council (2013)   https://newbuildings.org/wp-content/uploads/2015/11/ZNECostComparisonBuildingsDC1.pdf New Construction Office
