LEED Recertification: When and How

Impact of the suspension period (3 years) on the Certification’s points score

Generalities:

I am currently working in a 50 floors building construction here in the Middle East.

 The building intents to get the LEED certification (gold) under the LEED Core and Shell Development category.

44 to 41 of the credits have been achieved already by the designers.

A set of credits (list below) keep being under the scope of the construction company.

The history:

The construction started on 2012, Phase 1, and the LEED documents and records started having a good follow up.

Around 2015 the construction activities decreased. Construction of the main work concrete was completed, and the façade curtain wall as well, basically nothing else. The building found itself fully stopped during 2015.

The MEP subcontractor and the Fit-Out (finishing) subcontractor were both fired.

The building is restarting now Phase 2:  2018; to be completed on 2020.

Progress in MEP & Fit Out (finishing) are almost 0.

Many submittal in Phase 1 were presented by the fired subcontractors MEP & Fit Out (finishing)

The question:

I have been requested to confirm that the suspension period in Phase 1 will have or will have not a negative impact on the Certification’s points   score related with the construction process.

Would you please help me by advising me? I would appreciate it. Below is the list of construction credits.

Hi Johann, this forum is about recertification under the LEED-EBOM rating system. I'd recommend contacting GBCI directly to discuss the situation that you outlined above. They will be able to discuss the specifics of what happened and help you with a path forward. Good luck!
