Can shops in a shopping mall as tenants be counted seperately or as "several shops in 1 shopping mall = 1 shop"? I am asking this question because it may be linked to the credit language "A use counts as only one type (e.g. a retail store may be counted only once even if it sells products in several categories)."

Different tenants can be counted separately. That language refers to something like a big department store that sells many kinds of goods, or a drugstore that has a pharmacy and also sells groceries. But if you have a single building with a restaurant, a clothing store, a bank branch, etc in it, each of those businesses is an individual use.
