Hotel mix use

We have a hotel with 4,000 SF of retail at the lower level of a new construction hotel project? How do we sepperate the two projects if they have a central energy plan for chilled water?

Why do you need to separate them? A hotel with a small retail component would follow the LEED Hospitality Rating System.

The developer plans not plan to build out the first floor retail area which will be a leased out space, which has its own entrance. I would assume we can certify the entire building as LEED NC and just the core of the retail area. When a tenant is found then a certification for CI (commercial interiors) could be obtained if desired. Therefor, the boundary of the hotel LEED certification would not include the retail area. It would just be the base building. Sound correct?

Small spaces in larger building are routinely included within the larger building's certification. You should include the retail area. If you don't have a tenant then you would model this space identically to the baseline. This way it is basically considered neutral in its effect and would still be eligible for a CI certification related to the tenant fit out.  This interpretation covers this issue but it does not say it applies to v4 - https://www.usgbc.org/content/li-10102 - which is confusing to me. I think that unfinished spaces are dealt with the same in v4 and in v3. Right, the LI 10102 language was written into the v4 ref guide, under Getting Started -> Maintaining Consistency -> Incomplete Spaces. The one thing that's missing is the 10% allowance that was added to LI 10102 in 2017. Not sure what the status of that allowance is in v4.
