Can integrative process credit be attempted for speculative projects where all the interior will be done by the tenant and almost everything is left in the lease agreement for the tenant to comply. except warehouse which inside is where the tenant will construct their offices including hvac systems, plumbling fixtures, lighting, etc. developer will do a complete guardhouse with interior lighting and plumbing fixtures and exterior lighting for the Project.

It doesn't seem to make much sense. Can you see any value in doing the studies beside trying to get a LEED point? If you can, go for it. If you can't then you have your answer.
