When reading through the LEED re-certification guidelines it states that an ASHRAE energy audit must be done once every 5 years, however, it also states that the performance period is between the time that the building was initially certified to the time the building was registered for a re-certification. So if the energy audit was done in 2012 and the original certification was done in 2013 and the re-certification was registered in 2016 we shouldn't need to re-do the audit, but we won't be submitting the project till this year which is 2018. Because we are submitting so late will we have to perform the energy audit because the submission year is outside of the 5 year period, or can we still use the original energy audit because the performance period is within the 5 years?

Since the original audit was performed in 2012 and you will be submitting for re-certification in 2018 I would expect the LEED reviewer will require the audit to be performed again.
The second time through should be much easier since you should have the building op plan / seq of ops / prev maintenance plan already prepared. The prelim analysis and walk-through analysis will need to be updated with current building info.
My intent is not to down-play the efforts of re-performing the audit, it is just that in my experience re-performing an audit on the same building typically goes much quicker than the original energy audits.

Ok great. Thank you. Just to clarify though, even though we are submitting in 2018 the performance period of the project is still from the time the building was certified to the time the building was certified for re-certification? so in our case, the performance period would be from 2013-2016 and not 2013-2018. please see above to get a better understanding of my comment.

The recert performance period extends from the date of the previous certification was awarded to the date of the recertification application. https://www.usgbc.org/help/how-long-recertification-performance-period
To ensure that certification is awarded based on current building performance data, the application must be submitted to GBCI within 60 calendar days of the end of the performance period - per the LEED O+M reference guide. I am not sure they will allow your performance period to be 2013-2016 if you are just now submitting the application.
I'd recommend contacting GBCI so that you are provided with an official allowable path forward.

Pertaining to your last comment the re-certification application was submitted in 2016 but nothing has been done since then. we just got ahold of the project and am unsure if our performance period will still be from 2013 to 2016 because the performance period should be from the time the building was certified to the time the application was submitted and in our case, the re-cert application was submitted in 2016. This being said technically our performance period is 2013-2016. I have contacted GBCI but haven't heard anything on if we need to extend the performance period since no action has been taken between 2016 and 2018
