NC-v4 LTc7:Reduced parking footprint

the minimum parking spaces required by the minimum code

I wonder if the minimum parking spaces required by local code is 50, and  40% reduction from based ration needs to provide only 45 parking spaces. How can I achieve this credit?

Hi Penny, I am not sure I completely understand your question. Are you concerned about getting approval by the local jurisdiction?

I have a similar question. In my project, local code requires a minimum of 49 parking spaces and we are pursuing the Connectivity and Transportation credits. Using the Base Ratios table and applying a 40% reduction only allows us only 33 spaces. That's 66% of code and will be a tough sell to the planning department.  Are we interpreting this requirement correctly?

Hi Susan, that is correct. My understanding of the intent there is that zoning minimums can often be overly high (especially for a building that is providing LEED-level transit/bike/carpool access) and the credit should not award projects that meet those minimums but don't actually reduce parking. So the way to comply would be to obtain a variance from the original zoning requirement.   Is the project earning Access to Quality Transit? If the local jurisdiction offers parking reduction for transit-oriented development, you might have a shot at revising the minimum that way.
