Some questions about temporary parking spaces

Dear all:

There are some temporary parking spaces within our project building area,and whether these temporary parking spaces are also within the calculation of parking spaces. In addition whether the temporary parking spaces can play a role in the LEED score.

Hi - can you provide a little more detail on the temporary spaces? How long will they be used as parking, why are they only there temporarily, what percentage of the overall parking is permanent versus temporary, etc?

These temporary parking areas refer to the taxi waiting and pick off area, trunk loading and unloading area. The parking areas are designed as permanent and shown in the layout, but it is not always in use. The percentage of the overall parking is very small, cause we have a big underground parking garage.

Going back to the credit intent might help in this case. The intent is " To minimize the environmental harms associated with parking facilities, including automobile dependence, land consumption, and rainwater runoff." Since the area in question is paved and designated for parking activities (regardless of how often it's used to warehouse vehicles), it still contributes to the impacts the credit is aiming to minimize. So I think the conservative approach here would be to include the temporary spaces in your parking count. If doing this makes you ineligible for the credit, you may want to contact USGBC/GBCI to discuss the issue further.
