Existing Chillers in Basement (not in project boundary)

Our project is a 4-floor fit-out of a hospital tower (Less than 200,000 SF of an existing 8 Million SF building). There are (2) large chillers in the basement (not part of our project scope) that feed our floors, as well as 2 other "towers" of the hospital. These chillers use a CFC refrigerant. In the ID+C manual, page 156, under "Step-by-step guidance" and "Renovations: Step 2: Phase-Out" it states: "Projects are not required to address CFC's contained in base building equipment for this prerequisite" So, do we still need to put together a phase-out plan for these chillers, or not count them? -Thanks-

Heather, The CFC phase out plan applies only to equipment (both existing and new) that are dedicated to the space. Base building equipment that serves multiple spaces, do not need to complete the phase-out plan. In your case, since the chillers serve other floors as well, you do not need to comply with the requirement. Having said that, the intent of this credit is to encourage projects to locate in buildings that do not have CFC based equipment or to influence the building owner to develop a phase-out plan. Maybe this is something you can discuss further with the building owner.
