Can someone assist and explain the best practice to assessing Metal Maintenance products for compliance with LEEDv2009? Does the product need to meet the low-VOC standards for Paints and Sealants? The product I am currently reviewing is STONETECH® KlenzAll™ Cleaner.

Hi Ryan, cleaning products used on the building exterior need to meet the requirements of IEQc3.3 to be considered sustainable. Looking at IEQc3.3, metal cleaners are governed by the CA Code of Regulations maximum VOC levels. So you'd need to find that standard, look for your product category, and compare the max VOC level to your product's VOC level.

For metal polish/cleaner, the VOC max was 30 g/L in 2005. It was updated in 2012 to separate aerosol (15 g/L) and non-aerosol products (3 g/L). The Ref Guide doesn't specify a version/year for the standard, so I believe using the 2005 version is okay since that's what would have been out when the 2009 rating system was developed.
