How to deal with certified existing building?

Hi, We have a project which has 1 existing building and more than 10 new constructions within ND boundary. We are confused in calculation for GIBc1 Option 2. If the existing building will not pursue EBOM certification, then GFA of the existing building can be excluded from both of numerator and denominator in percentage calculation, or GFA of the existing building shall be included to denominator, even if it would not pursue certification? Thanks in advance.

Noriko, the GFA of the existing building must be included in the denominator even if it is not pursuing certification because it is part of total project building floor area regardless of certification status. Also, your question prompted me to discuss another aspect of this credit with staff, and I can report that v2009 and v4 versions of GIBc1 will soon be changed to allow exclusion of GIBp1-certified floor area from the GIBc1 numerator and denominator. In this way a project will not be penalized under c1 for what it achieves under p1. If you need to submit a project before this change is published and want to take advantage of it, just note in the form under Special Circumstances your understanding that the change is in process.
