I've been wondering if when the credit ask for vegetated área, it would be enough to take the 25% from the 30% required área or, if the project has larger outdoor space than 30%, the requirement for vegetation would be the 25% of the outdoor área or of the required outdoor área.
Additionally, the definition of physically accesible for the occupants, means to all occupants or a tenant's private terrace, accesible to occupants but just the ones that will occupy one office floor. Finally, I'm not sure if a covered terrace, count as open space.

Hi Merce',
I believe your first assumption is correct. 30% of your total site area must be open space, and 25% of that 30% must be vegetated. So yes, you take the 25% vegetated amount out of the already required 30% open space.
For your second question, the open space must be accessible to all occupants of your building and site. A terrace space that is accessible by only one floor of your building could not be counted towards this credit.
