I'm trying to verify an acceptable LEED Project Boundary for a LEED NC v3 project. Here it is: A newly constructed horizontal addition (40ksf) to an existing (non-LEED) building on a university campus. The additional will have a separate name and it's LEED status will be clearly represented. There will be very little digging into the existing building - so the LEED boundary of new construction is clear. However, added circulation will serve both buildings. Prior to the construction of the addition and under separate contract, there will be a new utility building constructed to house mechanical equipment for both the existing building and the upcoming new addition. So I'm planning on excluding the existing building. The question is whether I need to (or want to, or can) include the non-regularly occupied utility structure in the LEED submission. If I exclude it, do I treat the energy systems like a district system or somehow include shared mechanical equipment outside the project boundary? There are also some questions on how to establish a reasonable Site Boundary given the campus set up - but the answer here with the utility building affects that too.
