G3.1.1. Additional system types for nonpredominant conditions

We’ve got a comment for a hotel project that “secondary HVAC systems should be specified in the Baseline building if any of the exception(s) from G3.1.1 are applicable. The non-residential portion of the building appears to be greater than 20,000 square feet and some of the areas of the building are on a different schedule than the hotel.” In that case, where the project may fall under case (a) of G3.1.1, which system type should the additional system types for non-predominant conditions conform to? Thank you!

Subtract the residential area (hotel) from the total area. Use the remaining area to reenter Table G3.1.1A.

Thank you Marcus. However, our hotel building consists of 12 floors (in total, including the residential uses) and apparently non-residential spaces are less that 25,000 sf. (including three different types - mechanical, offices, restaurants). According to table G3.1.1A should we select our additional system based on area only or consider the amount of floors as well? On the one hand we should use System 4 (which would make sense) and on the on the other we should use System 8 which is very complicated for spaces of insignificant size.
