No parking for the project

We have a CI project going into a space where there is a parking garage accessible to building users and visitors, but none of the spaces are allocated or reserved for our employees or visitors. I consider this to be providing no new or existing parking. The location is heavily served by public transit. Based on Pedro's info above, I'm assuming we would have a 100% reduction form the baseline, and would earn both points. Is this accurate? Tristan, could we see an FAQ clarification at the top of this page regarding this issue? I can see it coming up on many projects, and it's definitely not clear in the reference guide.

For a sort of update: The credit template is additionally not set up for this options, and it is not clear how best to document this. Suggestions? Should we just enter 0 for everything and put a few sentences in the Special Considerations box to clarify?

For an official update, here's what LEEDCoach responded with for guidance: "Thanks for contacting us regarding LEED ID+C credit "Reduced parking footprint". The credit calculations must include all existing and new off-street parking spaces that are leased or owned by the project, including parking that is outside the project boundary but is used by the project. Note that if the parking spaces are leased or owned by the project, the spaces must be included in the calculations for this credit even if they are not specifically reserved for the tenant employees or visitors. The ID+C Reference guide indicates that “For projects that use pooled parking, calculate compliance using the project’s share of the pooled parking.” If parking is not provided per lease or ownership, then the project must provide calculations to demonstrate a 100% reduction. In other words, your team must provide evidence in your documentation that the local requirement and the base ratio (applied to your project space type) in the Institute of Transportation Engineers’ Transportation Planning Handbook are not zero. Please note that these projects are exempt from the preferred parking requirements."

Hi, I currently have 2 projects that I am looking for clarification on the "reduced parking footprint".  Both projects are units in two different base buildings.  As of right now, neither project leases or owns or have dedicated parking spaces designated to them.  Does this mean their parking is 100% reduced and qualify for 2 points under this credit? Thanks! 

Hi David, You should be able to follow the instructions GBCI sent me above to determine compliance. If you meet it after your calcs/explanation, you should get both points. We were able to get both for a 45k SF fit-out in an urban core that provided no parking at all.

What is the easiest way to document if there is no parking? Do you still have to fill out the form or just note it in Special Circumstances?
