There is a project which includes the renovation of an existing 40 ft high warehouse. The existing structure has only one (ground) floor of 30,000 sf. After the renovation the building will be converted to an office building with two more floors which will be included in the same building shell. Hence, its GFA will be 30,000 + 60,000 = 90,000 sf. Would this project be considered as an existing building renovation or since the addition exceeds the current GFA it would be considered as a new building? The critical question is whether the fact that all addition will take place within the same building shell allows the project to use the threshold for existing buildings.
