NC-v4 LTc7:Reduced parking footprint

confused (minimum code requirement & maximum allowable parking)

Hi everyone, I am new to LEED and currently studying it. in the reference guide v4. LT Credit reduced parking footprint Step 1. Determine local code requirements Identify the minimum amount of parking required by local code. Confirm that the project’s maximum allowable parking is less than or equal to minimum code requirements. -------------------- if the maximum parking should be less or equal to the minimum code requirement, then reduce it by 20% is not an offense to the local code? Is there something I misunderstood?

Hi Chris, Good question. The requirements can be a little confusing on first read. There are two parts to the requirement. The first is to not exceed the local minimum zoning requirements, if any, for parking. The second is the demonstrate a percentage reduction below the baseline parking demand that is determined for the project using the Transportation Engineers’ Transportation Planning Handbook. That baseline is likely to be higher than the local zoning minimum. If the percentage reduction required for the credit is higher than the minimum zoning, than providing no more than the minimum will meet the credit requirement. If the percentage reduction is lower than the zoning minimum, then the project will have to apply for a variance with the local authority in order to earn the credit, and can use the same parking demand reduction strategies documented for the credit as justification for the appeal.
