Existing Building Renovation with an Addition

Hello everyone, I'm working on a project where an existing building is being renovated but there is also a smaller new addition extending the building. When figuring out how many points we get for energy savings, we look in the table that has Existing Building and New Building columns, does LEED NC automatically put us in the New Building column? Or does the fact that a majority of the project area is renovation allow us to use the Existing Building column? Thank you

The EAp2 form will automatically calculate revised point thresholds base on the ratio of new to existing building area. So if you have a small addition your threshold will be closer to the new threshold than the existing. The formula used for each point is as follows: existing % threshold + (new area % x (new % threshold - existing % threshold)) = adjusted % threshold For example, if your project is 15% new construction - 5% + (15% x (10% - 5%)) = 5.75% this then becomes your minimum for meeting the prerequisite and the points would start at 8.6% following the same formula for the first point. After that is each point is in increments of 2% (10.6%, 12.6%, etc.).
