NC-v4 LTc4:Surrounding density and diverse uses

We have a question regarding density radius. For density calculation, surrouinding properties should be included if the entire sites are within the density radius, or only a portion of sites are within the density radius? We understand that, under BD+C v2009 rating system, we should take all properties into account if a property is within or intersected by the density radius. Has it been changed under v4?

Hi Noriko, This issue does not have a clear resolution in the reference guide. However, in v4 the 1/4 mile radius begins at the edge of the project boundary, so adjusting the radius out to begin at that point, may help include larger pieces of the surrounding properties. I would say a good rule of thumb, is if ~50% of the building is within the property, you can include it. However, this can be flexible, and my recommendation would be to provide a narrative to justify including any properties that fall right on the border with your submission. Hope this helps!

To claim for the Surronding Density, Do we need to satisfy that the Proposed building also should meet the density requirement along with the surrounding Density. Example if my combined Surrounding density is 22000 sf/Acre of buildable land, then our building also should meet this density

Hi Krishnan,  If I'm interpreting your question correctly, no, I do not believe that the density of your surrounding properties has any bearing on expectations for your own project. I believe the intent of the credit is to reward projects that choose to locate within a densely occupied and diversely served area, not to require that your project is also the same.
