NC-v4 EAp1:Fundamental commissioning and verification

Commissioning Authority's LEED experience

At the Fundamental Commisioning and Verification Prerequisite it says that the CxA must have documented commissioning process experience on at least two building projects with a similar scope of work.. Do they need to be LEED building or just a random building? I haven't seen the "LEED" word in the manual, that's why I'm surprised... Please advice!

Hola María, As far as I know they can have experience in non-certified buildings and still meet the requirement. The USGBC only asks you to populate the form with the name of the projects and the floor area. We have never been asked to provide additional documentation. Mucha suerte!

Gustavo is correct, it is the commissioning experience that matters, not if it was for LEED or not. It has also been my experience that there has never been a question from GBCI on the information provided on experience.

Hi, I wanted to check that, as per the comments above, there is no need to hold any certification to be involved as the commission authority, just the experience in two similar projects that do not need to have any LEED certification either.

When the Reference guide states "documented commissioning process experience", in which role does that mean? Both Commissioning Authority and Commissioning Agent? Something else?

Now, we're referred to as Commissioning Providers and this encompasses the old terms of Authority and Agent. Certifications may not be required for the Cx prerequisite and credit but GBCI Reviewers are probably looking for tangible evidence that the Cx process was followed to the letter. Achieving a certification in Commissioning is an easy way to ensure you're on top of every phase and nuance. Belonging to a Cx organization provides access to Best Practices, sample checklists and evolving technical information.

if anyone has ever been called out on the 'previous CxA experience' from GBCI please post... because i have never seen this comment from GBCI in 15+ years of LEED.

I have to agree with David on this, I do not feel that GBCI has not spent much energy at all reviewing compliance with Commissioning. Based on some of the work I have seen over the years, this area deserves more review and enforcement. Those providers who provide significant value-added service are placed at a financial disadvantage compared to those that don't.

Hi David, in a LEED airport that I worked on, the reviewer denied de prerequisite Fundamental Commissioning because the CxA experience included a "hangar", several "offices buildings" and "manufacuring plants". The hangar was accepted because it is a type of airport building but not the other projects. The reviewer requested specifically to have experience in at least in "two similar buildings".
