Determining site area on lot with multiple buidings

Can someone help me with how to determine the total site area for calculations on a lot with an existing residence, and a future LEED certified accessory dwelling. How do I determine how much of the total lot to use in calculations for credits like rainwater mgmt., heat island reduction, etc. Thank You

Phil, there isn't specific guidance on this, but based on past precedent, I would suggest either (a) prorating the total lot area based on the fraction of total conditioned space that the ADU represents; or (b) including only the lot area that is actually being addressed as part of the current construction project. In the case of (a), IMO the area included should immediately adjoin the ADU. Pick whichever of these approaches seems most reasonable and feasible, write it up, and ask your LEED for Homes Green Rater to pass it by the Provider/QAD for approval.
