An office building that is being certified under LEED C&S will have 80% of its gross floor area without a complete interior fit-out at time of construction work completion. This area will be left as an open-space and with this layout it will comply with IEQc8.1 requrements. However, in the future the tenant may add partition walls and floor finishing to customize the open-space layout. How can we demonstrate compliance with this credit requirement?

To demonstrate compliance, all you need to do is show that the area that will be used by the tenant meets the daylight requirements under one of the three options. You do not need to provide a proposed layout or ensure that it is part of tenant lease agreement. You should provide guidance under the tenant guidelines to ensure the daylight provided by the project prior to infill is still achieved with the fit out.
