G3.1.1 Exception for system 3

We have a college building with around 50% of its floor area being a gym, which is sized to its maximum capacity during graduation. This would make it have significantly different load, more than 30 btu/ft2 than other spaces. I wonder if the G3.1.1 exception b still applies for such large space. I tried with system 3 and this would gives us much more savings than without applying it. Just wonder if the reviewer would accept this method. Thanks!

If the space qualifies then you are actually required to apply the exception. If you do apply the exception make sure you subtract the space from the total area and then enter Table G3.1.1A.

Let's Say this building is 26,000 sf which the baseline is system 5-6. What if the exception area is 10,000 sf (process load difference >10 Btu/h ft). This will make the rest of building area to be 14,000 sf. Thus, this 14,000 sf needs to be use system 3-4 intead (since it is less than 25000 sf). In this case, the system 5-6 is no longer become this building baseline. Am I correct?

You got it. I personally do not agree with this interpretation but that is how USGBC applies it to LEED projects.
