Actual building floor area and modeled floor area

I wonder if there is a rule on how much the difference between the actual and modeled floor area can be in LEED. Thanks

The "actual" area should be the gross area. This is what should be reported for the project. Within EAp2 the area in the model may differ somewhat. Some software is based on the gross area so in that case the areas should be very similar. Some software uses the net area (minus exterior wall and interior partitions), in this case the difference should be no greater than 10% without a detailed explanation.

The area of the internal partitions shall considered for the calculation of the interior lighting power of the baseline model, as referred in the paragraph 9.6.1b of ASHRAE 90.1-2007 (“For each space enclosed by partitions 80% or greater than ceiling height, determine the gross interior floor area by measuring to the center of the partition wall.”), while I think that the external walls shall not be considered in that calculation.
