Occupants estimate according reference building

Hello, We are working on a warehouse project that is intended for rental, therefore we don´t have the occupancy for the building since the tenant will adapt the space according to his necessities. The project will be identical to another warehouse that is already working in the site, can we take the occupant and visitors estimates from this building and use this number for determining the new project users? Thank you in advance!

You can use the Appendix 1, Table 1, for the warehouse uses. You have two different occupancy rates, one for the distribution sector (2,500 sf per employee and 0 for transients) and the storage sector (20,000 sf per employee and 0 for transients). The Appendix 1 states the following "Core & Shell projects that do not have final occupancy counts must utilize the default occupancy counts provided in this appendix. Projects that know the tenant occupancy must use the actual numbers, as long as the gross square foot per employee is not greater than that in the default occupancy count table"
