I am currently working on a project where an existing certified building will have major renovation to the interior of the existing and an addition added to the existing certified building.
There was property purchased next door for the addition to expand into, and it was purchased after the original building was certified. The addition is roughly double the size of the existing building and the growth is into the property which wasn't part of the original LEED project boundary.
I'm assuming due to the size that the addition will cause the building to be rated under NC. How do I approach the existing certified building? Does the existing building need to become re-certified (I have never heard of this), or does it become completely part of the new addition and fall under LEED 2009 NC?
Any help would be appreciated.

I would exclude the existing certified building from the scope of this project and certify the addition. I would assume that ultimately if they were both separately certified that you would be able to claim that the whole building was certified.To avoid any confusion you might want to make sure that the addition achieves the same level of certification, other wise you will need to designate them separately.
