CI-2009 WEp1:Water Use Reduction—20% Reduction

WEp1 Exemption?

Hi I am working on a CI 2009 project in Dublin, Ireland. The project is an office TI involving the bottom 3 floors of a 5 floor building. Two of these floors have a landlord central core with elevator, stairwell and restrooms (to serve the tenant space) which are surrounded by the tenants office space - hence the water fixtures in these restrooms are only accessible to the tenants occupants. My question is because these landlord core fixtures are out of the tenants scope of works, can the water fixtures in the central core be exempt from the LEED submission? Or is their a possibility that they may need to be considered in the LEED submission due to their exclusiveness to the tenant? Thanks in advance!

Per the July 19, 2010 Addenda, for WEp1 include all fixtures located within your LEED project boundary/tenant space (including existing fixtures). For WEc1 include all fixtures necessary to meet the occupant needs (existing and/or new, as well as inside and/or outside your LEED project boundary/tenant space). 

Hi Carlie, Given the space description above, hence the restrooms are landlord areas even though they are 100% surrounded by the tenants space - the project can apply for Case 2 as per the 'Water Use Reduction Additional Guidance'? Also if the project was to be exempt from WEp1, can we still pursue SSc3.2 due to the showers (located on top floor and not within tenant scope)? Thanks again.

Yes, you can still pursue SSc3.2. The showers only need to be available to tenants, they do not need to be within the project scope. The reference guide specifically allows showers to be located in a common access space. One thing to be careful of is the capacity of the showers. You must show that the required capacity for your tenant space is not compromised by other users. The best way to do this is to show there are enough showers for 0.5% of the FTE for the entire building rather than just your space.
