Hi everyone.
We are assessing a distribution warehouse that will be leased to several tenants. Each tenants has a section of the building with its own parking. The total capacity meets the min. LZR but the distribution goes with small quantities (2/ tenants) located at the entrances of the tenants areas.
We are required to reserve 1 preferred parking for SSc4.3 and 1 for SSc4.4. How should we deal with that?

If your CS project does not exceed the minimum parking required by code then you meet the intent of SSc4.4, regardless of preferred parking. If you would like to achieve SSc4.3, then you will need to provide preferred parking for LEFEV's for 5% of total parking capacity.

Indeed for SSc4.4 no need of Preferred parking. But in the case of SSc4.3 how to take into consideration the fact that parking are distributed per tenants, not globally? To add one additional parking somewhere? To have 1 per tenant space?

That is a bit of a grey area. Per that ridiculous LI (#10202, I think), you are supposed to have all of your preferred parking in the spaces that require the shortest walking + driving distance. This essentially means all must be located in the spaces closest to ground level in most circumstances as the distance driving usually trumps any walking distance. However, I have a few projects in which I am arguing that the spaces need to be broken up by user type - residential vs. retail vs. office for instance. I have not had this approach reviewed yet, so I can't be certain it will pass, but it seems a reasonable approach. Along those lines, I think you can divide the spaces up per tenant if each tenant has specific assigned parking spaces. If it is general parking for tenants, then I would put them all closest to ground level or however the driving + walking distance formula shakes out.

Thanks for your reply. It makes sense in my opinion.
The only problem in our situation is that we only have 38 bays and thus are required to provide only 2 preferred, whereas on the other hand we have 8 tenant areas. It is a distribution warehouse so entrances are located at each tenant space.
I guess once again it would be either 2 preferred at the average closest distance from all entrances or 5% of individual parking... just like in a CI situation.
In fact we have the same issue with changing rooms in SSc4.2 because we don't have public areas in this building.
