Our C&S project includes in the LEED Project Boundary:
(1) UNDERGROUND PARKING GARAGE AND EXTERIOR SPACES (BASE BUILDING)
(2) commercial spaces (tenant spaces), which correspond to the 100% of the "Total project building gross sqaure footage" (as per PIf2).
Each tenant will stipulate an independent energy supply contract.
The owner will stipulate an energy supply contract for the BASE BUILDING spaces only.
Can this project apply for EAc6 if the BASE BUILDING only supplied electricity is 35% RECs certified?

If the CS part is less than 15% of the total building area then the green power purchase must be for 5.25% (35% x 15%) of the total project electric use.

The CS part is 0% of the total building area since it includes underground parking garages and exterior areas, however the CS part area is 3 times the building area.
Where is it possibile to find this 15% requirement reference addenda?

My advise and calculation above is incorrect. Sorry.
The 15% mentioned in the credit language only applies to the CBECS method and is not used at all if you do an energy model. If you do an energy model you need to determine the core and shell electricity use and purchase 35% green power based on that value.
So if you have no core and shell electric use then I would think that if you purchased green power for 35% of the total building electric use that would qualify.

Sorry again. It appears that the 15% rule can be applied to both Options.
Option 1 - If you are not using the threshold adjustment calculator then use the actual area of CS space or 15% which ever is greater. Multiply this percentage ties the total electric consumption and buy 35% for two years. If using the threshold adjustment calculator then the owner controlled and owner influenced electric consumption should be used which would be a higher amount of electricity than the simple area method.
Option 2 - 15% is again the minimum or use the actual area if greater. You cannot use this method if you have done an energy model for EAp2.
Hopefully I have it right this time.
