CS-2009 SSc4.4:Alternative Transportation—Parking Capacity

No new parking

I'm working on a shopping center in an urban area. We're providing about 90 parking spaces, slightly more than code minimum, so we can't get the points using Option 1. Before we bought the site, it was an unofficial local parking lot, which I can document from a Google Earth photo. But the photo shows about 150 cars parked at the site, way more than what we're providing. Can we get the points for this credit based on new new parking, since we're providing fewer spaces than before--even though the spaces before were unofficial?

It is hard to say due to the unofficial nature of the lot. If it was an actual striped surface lot then you could absolutely claim no new parking if your new spaces didn't exceed the amount of the old ones. However, if by unofficial you mean just a cleared parcel of land that temporarily served as parking, you may have a harder time persuading the reviewers that you have done anything to warrant this credit.
