My project has completed design review, and construction is nearly complete. Owner has occupied the building. This NC project has 2 construction phases - A main building in phase I, and large canopy in Phase II. Construction has been delayed on the canopy phase II and the owner wants to certify the main (occupied) building - can we modify our certification for the Phase I building (only) if our documentation is revised to reflect only phase I, or would we need to go through design review again with revisions?

Did you get a response to this GBCI or LEEDuser? There are issues with certifying part of a building. I would reference Supplemental Guidance to the the Minimum Program Requirements MPR#2 - it states when you can exclude parts of a building and I don't think the canopy would qualify as one of the exceptions listed.
The other strategy would be to count this canopy as an unfinished space and provide documentation from the owner as to how the space or part of the project would ensure that this unfinished space would guarantee that the credit requirements are met. I would reference LI 10102.
Anyone else care to weigh in?

I would attempt to certify both phases at once. Does the owner really want to explain to people that the building is certified, except for the large canopy out front? What information do you need that you don't have for Phase 2 in order to include it in the submission? Carving something out of the middle of your project is always problematic in my expereince.
